BUYERS OF LAND NEAR KONZA ICT PARK AND KAJIADO COUNTY BEWARE
Those interested in purchasing land, or have land, in each of the below listed areas need to beware the indicated recent developments.
1. Suspension of Development on Properties around the proposed Konza ICT Park: The Ministry of Lands, through a public notice dated 22nd June, 2012, has suspended all development of land, including subdivisions, on all that area of land measuring about 75, 836 acres covering parts of Makueni, Machakos, and Kajiado Counties and bordered by Konza Railway Station, Waami Hill, Katumani, Ngiini Market, Kimutwa/Bondoni River, Konza Ranch Settlement Office, Makuyuni River, Konza Settlement Scheme, Kiima Kiu, Aimi ma Kilungu and Maangush River for the next six months from the date of the notice.

Suspension of Development on Properties around the proposed Konza ICT Park: The Ministry of Lands, through a public notice dated 22nd June, 2012, has suspended all development of land, including subdivisions, on all that area of land measuring about 75, 836 acres covering parts of Makueni, Machakos, and Kajiado Counties and bordered by Konza Railway Station, Waami Hill, Katumani, Ngiini Market, Kimutwa/Bondoni River, Konza Ranch Settlement Office, Makuyuni River, Konza Settlement Scheme, Kiima Kiu, Aimi ma Kilungu and Maangush River for the next six months from the date of the notice. Interested persons should view the plan showing the affected zone from the Ardhi House, office of the Director of Physical Planning on 5th floor or the respective County Physical Planning Offices in Masaku, Makueni and Ol Kejuado Counties. The plan is also available with the Machakos Municipal Council and the at the Malili Sub-Chief’s office, advised the notice.
2. Suspension of land subdivisions by Ol Kejuado County Council (See Business Daily newspaper dated 3rd July, page 18): The Business Daily reports that the Council has placed a blanket moratorium on the subdivision of land in its key urban centers to enable it to control construction within the area which has in the past proceeded without the necessary service infrastructure which constrains future planning. This is expected to affect the rapidly developing property belt of Ngong, Kiserian, Ongata Rongai, Kitengela and Isinya. Investors and prospective land buyers with pending development applications or land transactions in the affected areas should check out the pertinent details with the Ol Kejuado County Council.
My subsequent enquiries with the District Physical Planning office Kajiado, charged with oversight responsibilities for planning within the Kajiado jurisdiction, revealed that implementation of this policy intent has been put on hold pending the development of an engagement framework to guide implementation. Among other things, stakeholders will be informed in advance before implementation commences.
